What has to be true before anything publishes

Every long-form article and Utah city or region guide on this site is checked against the same structural gate before it’s ever built as a page — not a style guideline, but a hard requirement enforced in the code itself:

• A real, specific direct answer — not a teaser that defers the actual answer to a form submission
• Every section actually filled in with real content, not a heading with nothing under it
• At least one real, checkable source cited
• A genuine reviewed date — never a hardcoded placeholder year

A page that doesn’t clear this bar is never published at its own URL at all — not hidden, not marked “coming soon,” simply not generated until it’s actually ready.

What this site never does

• Invent testimonials, sales numbers, market data, rates, credentials, or case-study outcomes
• State a specific current median price, commute time, school rating, or crime statistic as fact without a real, dated source
• Imply a brokerage-wide statistic is Todd’s personal production
• Claim legal, tax, accounting, lending, securities, commodities, or financial-planning expertise
• Relabel a modeled or projected figure as an achieved result

When current, specific data genuinely isn’t available or verifiable, the page says so directly and points to a calculator or a current comparative market analysis instead of guessing.

How brokerage statistics are labeled

Any brokerage-wide statistic is labeled with its time period, its source, and the fact that it describes the brokerage as a whole — never presented as if it were Todd’s individual production unless it specifically is.

Review and correction

Every substantive page shows the date it was last reviewed. Market conditions, programs, and figures move faster than any fixed review schedule can guarantee — if you find something that looks outdated or wrong, tell us specifically what and where, and we’ll review it.
