My work has included helping clients evaluate property values, improvements, financing, cash flow, selling, holding, and long-term strategy. My construction experience helps me evaluate property condition, renovation priorities, likely cost ranges, and which improvements may affect marketability.
I serve as the real estate strategist for a family trust with residential, multifamily, apartment, and mixed-use holdings. My role includes evaluating acquisitions, repositioning properties to improve cash flow and create equity, analyzing financing alternatives, and incorporating cost-segregation and bonus-depreciation considerations in coordination with qualified tax professionals.
My approach includes risk analysis and stress-testing. Rather than relying only on favorable assumptions, I evaluate how a decision may perform with lower income, higher vacancy, unexpected repairs, rising expenses, changing interest rates, construction overruns, or a slower resale.
My perspective on risk and capital allocation was also shaped by professional exposure to commodity brokers, market makers, and floor traders connected with major exchanges. That experience reinforced the importance of leverage, liquidity, opportunity cost, and downside protection.
