What this tool does: we look up your property in Utah’s public parcel and municipal-boundary records and compare what we find against the state’s detached-ADU statute. What it doesn’t do: issue a permit approval, a zoning determination, or a legal opinion, or estimate construction cost, financing, or rental income. Those all still require verification with your city or county.

The law behind this tool
What Utah’s detached-ADU law actually requires.
- A specified municipality — a defined set of incorporated cities, not every city and never unincorporated county land — must allow a detached ADU on a lot of 11,000 square feet or larger that already has a single-family dwelling, if that dwelling is a permitted use.
- Smaller lots aren’t automatically excluded — the law doesn’t stop a municipality from allowing detached ADUs on smaller lots too; that’s a local decision.
- Effective 2026-10-01 — the law is enacted (Chapter 166, 2026 General Session) but not yet in force before that date; this tool’s wording reflects whichever is true when you check.
