Daybreak Real Estate

Daybreak is Utah's largest master-planned community, built almost entirely on the former Bingham Canyon Mine site within South Jordan — one in every six houses built in Salt Lake County in 2022 was in Daybreak alone.

City overview

Daybreak is Utah's largest master-planned community, built almost entirely on the former Bingham Canyon Mine site within South Jordan — one in every six houses built in Salt Lake County in 2022 was in Daybreak alone.

At a glance

Daybreak was originally developed by Kennecott Land on former mining land; in 2021, the community's remaining undeveloped 1,300 acres were sold to Larry H. Miller Real Estate, which has led development since. At full build-out, Daybreak is projected to include more than 20,000 residential units and roughly 9.1 million square feet of commercial space, with a master plan involving designers Peter Calthorpe and Urban Design Associates. Because Daybreak is essentially all new construction, its housing stock has almost no older homes at all — a genuinely different starting point than any established South Jordan neighborhood.

Is this city a good fit for you?

Daybreak fits buyers who specifically want new or near-new construction, Energy Star-certified homes, master-planned amenities, and direct TRAX Red Line access across three dedicated stations. It's a weaker fit for a buyer who wants an established, mature neighborhood with decades-old landscaping and architectural variety — that's a better match in South Jordan's own older core or a more established neighboring city.

Home prices by property type

Daybreak's product spans single-family homes, townhomes, and condos across its various villages, generally priced at a premium to older South Jordan housing stock given the community's newer construction, master-planned amenities, and TRAX access. Downtown Daybreak's emerging district adds higher-density residential product tied to its new sports-and-entertainment anchor. No reliable, non-stale source for a specific median price or price-per-square-foot by product type was available for this page — get a property-specific comparative market analysis.

New construction versus resale

Daybreak remains one of the most active new-construction communities in the entire county — one in six houses built in Salt Lake County in 2022 were built here. Downtown Daybreak, the community's newest district, opened in 2025 anchored by an 8,000-capacity baseball stadium as part of what's described as Utah's first dedicated sports-and-entertainment district. Resale sellers within Daybreak should expect ongoing new-construction competition from the community's remaining planned units for years to come.

Commute & transportation

Daybreak has direct TRAX Red Line access via three stations — Daybreak Parkway, South Jordan Downtown, and South Jordan Parkway — connecting to downtown Salt Lake City and the airport without requiring a drive to a station outside the community.

Lifestyle & amenities

Downtown Daybreak's new baseball stadium (8,000-capacity, opened 2025) anchors what's described as Utah's first dedicated sports-and-entertainment district, a genuinely distinctive amenity not found in any comparable master-planned community in the state. All homes in Daybreak are Energy Star certified, reflecting the community's sustainability-focused design approach from Peter Calthorpe's original master plan.

Investor & landlord considerations

Daybreak's newer, amenity-rich product and direct TRAX access support rental demand from residents who want new construction without a long commute. No reliable, dated, community-specific rent or vacancy figure was available for this page; current rent levels and vacancy should come from current listing data.

Advantages & tradeoffs

Daybreak's almost entirely new housing stock means fewer near-term maintenance surprises than an older neighborhood, but also means less architectural variety and mature landscaping than an established city core. As a still-growing, still-building-out community, buyers should expect ongoing construction activity and evolving amenities for years to come rather than a fully finished neighborhood today.

How it compares to nearby cities

Compared to the rest of South Jordan, Daybreak is entirely newer construction with master-planned amenities and dedicated TRAX stations, while the city's established eastern core offers older housing at generally lower price points. Compared to Herriman or Saratoga Springs, other fast-growing newer communities in the region, Daybreak's direct TRAX Red Line access and Downtown Daybreak's sports-and-entertainment district set it apart. Compared to Riverton, Daybreak offers a far more centrally planned, amenity-dense environment.
